Plot Summary
The MILF and the wanton succubus enjoy some naughty play! Ms. Ekhinos, a gorgeous MILF, is enjoying running her boarding house for lesbian monster girls! She didn't expect this to happen, but her sapphic tenants have shown her so much. That she's a lesbian MILF. Now she's enjoying her busty minotaur, her adorable unicorn, and her wanton succubus and all her naughty toys. The hot MILF is having such a wonderful time. When a mysterious envelope shows up, Ms. Ekhinos wonders if she has a new monster girl coming to stay?
Book Review

Ms. Ekhinos’ house seems to be getting busier by the day. Vixen is a delight, Candy is a treasure and Dulce is quite unexpected. But when the heat of passion is ignited, one can lose themselves to their lusts. Who better then, other than a succubus, to help Ms. Ekhinos with that little issue.
Continuing the story about a week later, the collection of characters have become more intimate with each other, leading to all sorts of entanglements. Vixen delights in the erotic behaviour, especially when she can have Ms. Ekhinos to herself and play together. There’s quite a lot more passion and erotic scenes in this work compared to the prior works however.
As such, there’s a lot less movement of the plot or characters overall. The focus becomes Ms. Ekhinos and which of the monster girls is next to have their time with her. While there is some good heat at times, these erotic moments are very much over the top in what happens and aren’t seductive or as passionate as they might have been otherwise.
I say that because it feels like Ms. Ekhinos is becoming the den mother to the monster girls, which makes sense as this series is slowly turning into the reverse harem I expected it to be. That might work well, but there’s also the disappointing possibility that the story will fall to the erotica and if that happens I’ll be disappointed in the lost storytelling that might have been.
Vixen continues to be a temptation and seduces her way into the lives of the other characters. I do enjoy her dialog, the hints of erotic teasing and her seeming power over the others. When she isn’t falling to her own needs and desires, there’s a very mature succubus peering at the world around her and that just amuses me to no end.
While Vixen is at the centre of the story, overall this part of the series just felt too adult movie. There was a little world building, but really that didn’t get explored as much as I wanted it to be. There is a mystery however that appeared, and it seems we’ll see some of Vixen’s power as a succubus to enter the dreams of others. I hope that’s more than just another sex scene and turns towards exploring the characters themselves.

I do wonder if the story will reveal that Vixen pushed Ms. Ekhinos to make the choices she did. It’s clear that she has pushed some of the other monster girls to be in the boarding house. If she remains the seductress and doesn’t become evil, that would make for a story to tell. Explain why she did this and how it matters. There’s more here than just the erotica if the author is willing to explore that more than they have so far.
