Plot Summary
Ms. Ekhinos, the lesbian MILF who runs the boarding house, is having a great day. Thanks to the naughty succubus, Ms. Ekhinos is having a sapphic affair affair with a married woman. And a naughty ghost! Little does Ms. Ekhinos now that her lesbian menage is being watched by a nubile monster girl named Peach. She's a cute nekomata married to a human male, but seeing the sapphic pleasure has awakened her true desires in her. And she doesn't know what to do?

In the midst of passion, Ms. Ekhinos has garnered the attention of a young nekomata who has become confused about herself. A call for help is answered by Candy and with a bit of help from her friends, Peach might just find a new home.
The work follows on immediately from the prior work with Ms. Ekhinos’ passions leading to the reveal of a new monster girl, Peach, who is a nekomata, or catgirl. The story is split into two parts, one being focused on Ms. Ekhinos and the other tells of Peach reaching out for help and being drawn into the family of monster girls after having a bit of fun.
The work’s main focus is on the erotic scenes for Ms. Ekhinos and, once past the connection made with Candy, Peach’s first lesbian encounter. Both pieces of erotica are a bit over the top at times, but the passions and heat are well told.
However, Vixen, the succubus of the series, doesn’t make an appearance here. She is mentioned in passing in both erotic scenes, but otherwise isn’t part of this story. This isn’t really a surprise as the character list is getting longer and longer with each work and so some of the characters are falling into the background here, like Vixen. As such, while the story moves forwards, and there is some character development, there wasn’t much that held my interest overall.
Two and a half out of five pitchforks.
There’s nothing really succubus themed in this part of the series, save for Vixen being mentioned in passing. As my interests are succubi, thus the low review for this work. Still, Vixen is part of the series, and a very central part of the story. Hopefully she will return to being more present in the story in following works.
